Located on a leafy residential street on the outskirts of the city the property is in the perfect location for peace and tranquility, and yet is only a short walk to the city and all it offers. The property can also combine a city/countryside stay as it is very close to a wonderful expanse of countryside, allowing guests to walk or cycle safely to places like Beningbrough Hall straight from the house.

At the front of the property is a garden and a driveway with parking area for three cars.

The front door leads into a large square hallway with beautiful parqueted flooring. There is a coat-room and a cloakroom with sink and loo. A brand new open plan kitchen-dining room leads off the hallway. The kitchen has everything a guest could need, and the dining area with a wood burner, large dining table and cosy seating, offers the perfect sociable space. The dining area opens further into the lovely garden room with tri-fold glass doors giving access to, and views across, the mature and sunny garden. There is also a separate utility room with washer and dryer.  The additional TV snug offers guests even more space to enjoy. Tuck the kids away with games and the TV in the snug whilst you relax with a glass of wine in the garden room or on the large corner sofa in the garden.

A dog-legged staircase with original panelling leads to the first floor. Here is the master bedroom with super-comfortable king sized bed, a further lovely double bedroom and a third bedroom with a single day-bed which splits into twin beds suitable for two children, and a cot for an infant.

There is also a modern family bathroom with bath and hand-held shower, sink and loo. A separate shower-room is also on this floor with power-shower.

Parks, cricket, river walks, shops, cafes, restaurants and more are all close by. If you don't want to walk into the city there is a bus stop just around the corner.

Riverside Gardens is located in the leafy outskirts of the city in a quiet residential and private street. Parking is on-site. The city is just a 15 minute walk, or a short bus ride, away. Shops, cafes, park, sports grounds and more are close by. The riverside paths are just a two minute walk away and provide a lovely way into the city.

Access & Departure

Check in is normally from 3pm. Check out is normally for 10.30am. Guests will be personally welcomed on arrival.


Parking for three vehicles is on site.


If arriving by train a taxi ride will take less than ten minutes or a fifteen minute walk.

Are you open all year?

Yes! Stays can be as short as 2 nights or as many as 30 nights. Guests can arrive any available day. Please note, however, we do not accept arrivals/departures on Christmas Eve, Christmas Day, Boxing Day, New Year’s Eve or New Year's Day.  

How central is Riverside Gardens?

Located in the leafy outskirts of the city on a quiet, private and residential street it is just about a fifteen minute walk either along the river paths or the Georgian street of Bootham to the city. (Or a short bus ride.)

Is it noisy being in the centre of the city?

York is a bustling and busy city at any time of year as there is so much to see and do but it is rare for anyone to be disturbed by noise. Even The Minster bells are considerate and don’t ring at night! Riverside Gardens is in a quiet residential area outside of the city walls so is wonderfully quiet.

Are we likely to feel hemmed in?

Riverside Gardens is an Arts and Crafts house on two floors with windows in all rooms except the shower-room. The main part of the downstairs area is open plan with large glass doors leading out into the beautiful garden. The accommodation is bright and airy so occupants should feel comfortable and relaxed. The property is set amongst other large private housing, in a well kept, quiet residential area. The property enjoys lots of privacy all around.

How accessible are you by train?

York is on the main rail routes between London and Scotland with trains running a few times an hour (2 hrs to London and 2.5 hrs to Edinburgh). We are also served very well with trains to the west and east, as well as Manchester Airport. The property is just about a 15 minute walk from the station. Call 08457 225 225 for fantastic deals on the East Coast Mainline, particularly first class tickets which, when booked in advance, can be cheaper than the standard price. Advance tickets can often be purchased cheaper than buying on the day.

If we travel by car where can we park?

On site parking is available for several vehicles.

I understand York floods regularly, will we be affected?

It has never flooded in this area. The city has emergency warning systems in place.

How far are the nearest airports and what is easiest transport?

From Canada & the US many flights can come in to Manchester which is nearer than London. From here it is a direct train journey of approx. 2 hours to York. We can also provide details of a local chauffeur, who we and many other guests use, as this can work out almost as cheap as train fares when there are a few travelling, and certainly more convenient. If flying into Leeds/Bradford from Europe or on the London shuttle you will need to take a taxi to Leeds railway station for a train to York or use taxi/chauffeur all the way to York.

How can we book our break?

The availability calendars are always up to date so check first that the dates you want are available by clicking on the ‘availability/search’ or ‘book’ tabs. If booking your break more than one month in advance you will be asked to pay a 40% deposit. The balance will be due one month before arrival. If arriving within the month the full amount will be required upon booking. Payment can be made by card by using our secure on-line booking page. Just click on the ‘book' tab and follow the simple process to check availability, place your booking and to pay the deposit or full amount. We accept all credit and debit cards but please note we do not accept Amex, cheques, cash or bank transfers.

What happens when we have booked?

If booking on-line you will receive an immediate e-mail advising that we have received your booking and of the payment made. You will then receive a more detailed e-mail with further and full confirmation of your booking including information regarding access, directions, car-parking etc. If you have paid a deposit only, you will be sent a secure payment link approximately 5 weeks before your arrival so that your final payment can be made. Booking by phone will follow the same process.

How do we get the keys?

Arrangements will be made with you closer to the date to confirm arrival time so that your hosts can meet you to show you around and to hand over your keys.

What time is check-in and check-out?

Your accommodation will be ready from 3pm. Check out is before 10.30am so that the property can be prepared thoroughly between guests.

Do we have to clean up when we leave?

No! Many self-catering properties ask you to do this or charge separately. Everything will be spotless when you arrive, and it is the owners' job to make sure the apartment is spotless again for the next guests. Obviously you are asked to respect the property and its contents, and to leave it in good order.

Do you accept children?

Children any age are welcome. A day-bed which splits into twin beds for two children is provided in the third bedroom. A cot and high chair are also provided.

Are your properties suitable for wheelchair users?

Because the property is spread over two floors with sleeping and bathroom accommodation being upstairs, this property is designated as not suitable for wheelchair users.

Are there any restrictions?

There is strictly no smoking within the property. Smoking is permitted in the garden and we ask that you dispose of ends in the external bins safely. Also animals/pets are not permitted. The property accommodates up to four adult guests, two children plus an infant. The day-bed set as single or twin is only suitable for a children.  We also do not allow hen, stag or other such potentially rowdy parties, as the property is in a peaceful residential area.

Do you have any hidden charges?

No we don’t. Only unauthorised use of the phone may be charged (a phone is provided for emergency calls and to contact your hosts if required). Also any replacement or repair costs for damage during your stay. This forms part of our terms and conditions so you are advised to read the terms and conditions at our website and to ensure that your house insurance protects you against damage; and you agree to pay any recompense within four weeks of departure.

What complimentary goodies do we get when we arrive?

A complimentary drink and delicious Yorkshire treats are provided for your arrival. You will also find fresh flowers and ample tea, coffee (including de-caff.) milk, sugar and juice for the children. At an extra charge of £30 you can purchase champagne and chocolates for that special occasion.

Do you have computer access & what TV/entertainment do you have?

Complimentary wi-fi is provided throughout the property. There is a TV with Freeview, BT TV and NOW TV in the garden room and TV snug, together with a DVD player in the snug. There is a Bluetooth/radio in the kitchen, a radio in the second bedroom and a Bluetooth sound system in the main bedroom which is transportable to another area of the property.
